Our Watermill is located in Cabo de Gata, Almeria, Spain. The property is detached and dates back five hundred years, beautifully converted into a home incorporating many original features. Painstakingly carried out Moorish renovation with carved plaster arches, marble floors, castile doors, original beam & cane ceilings, polished wooden floors, carved woodwork, zuccerrat- pyramid, studded doors and intricate mosaics based on those found in the Alhambra.
Additional features include a stream running under a bathroom, which can be seen through grills embeded in the floor and a cave room/wine cellar that also helps to cool the house in the summer.
Tastefully renovated incorporating ecological materials. The property (approx. 250m2) is presently arranged as a five bedroom three bathroom house or can be converted into three tourist apartments (studio, 1bed and 2bed) or as this is one of the area`s finest historical buildings it can also operate as ecological/cultural visitor attraction/museum/retreat or restaurant or casa rural.

The property has one hectare of land with sea views, four patio areas, two large water tanks, two ruins, mature olive grove, one corn threshing area, fruit trees, stream and cobble-stone driveway. The property is located within a National Park, safe from further development, 10 kms from a variety of beaches, some voted Spains finest. Carboneras and Sorbas market towns are within 10 kms. Almeria airport and Mojacar (busy tourist resort) are a forty minute drive away, with a wide choice of international restaurants and supermarkets. Water is on the mains, electricity by solar or can be connected to the nearby mains if preferred.
Although the house was a major renovation, and although it uses antique materials, it feels clean, fresh and new. The build was to the highest quality, as we meticulously carried out the renovation work ourselves. We sourced traditional tiles restored old studded doors, traditional windows and incorporated many environmental apsects. For example all of the external walls are 1 metre thick made with local stone. On the outside this is coated with three hemp layers and internally with two layers of local yeso plaster and paint. The walls cool the house in the summer and act as gentle radiators in the winter.
The property consists of ten main rooms plus the large outside covered & sun terraces. There is also a wooden decking area to the side and the front of the property. The back patio ( approx. 35 m2)has a northern aspect and has a cane/mimbre rain-proof roof and Moorish seating area and offers an alfresco dining and intimate relaxation/chill out space. In addition to this there are two ruins, on the land, one closeby to the house. Whilst the mill can be a five bedroom house, we have built it in such a way so that it can be split into two x two bedroom apartments, if a kitchen is put into one of the outbuildings or a two bed apartment, one bed apartment and a studio. The mill is detatched and stands within its own land, it has a cobble stone driveway and landscaped garden. Numerous automatic irrigation systems for watering plants, fruit trees and the olive grove.

Our prefered scenario is to sell the property on however if we are offered an equal swap for either a property in the UK or Europe or an property offer with a cash adjustment.

Newly renovated building used to house 500years old watermill to operate as either as cultural tourist attraction, museum with a restaurant, cafe retreat/spa centre or property rentals, on one hectare site.

Scope for renovating old watermill or eco-lodges: The mill is on scenic mill route and it could be used for tour companies, for camping, as an arts centre, mountain biking or trecking. Whilst the area has many tourists there are few tourist attractions for adults presently available. The original mill room can be convered into a rural museum and the rest of the property used for tourist rentals or as a large house. Grants and permissions are available locally for eco-tourism ventures, in this beautiful Unesco biosphere reserve.

Full Escritura and all paperwork are in order.
