Let us introduce ourselves, we are a Belgian couple who lives here sinds September 2000.
We have bought our two old houses ( which was an obligation for starting in Tourism Rural ) in October 2000, situated in a small hamlet who listens to the name of Vale De Carvalha, and who has about 20 inhabitants.
And so we started right away the renovation process on the mean house:
On the ground floor we have our private kitchen, bedroom with small office and our bathroom with shower, and a laundry machine.
Than we have our living room from about(50m2 where we are serving the breakfast-buffet).
From the living room we are going to the first floor by a spiral, here we have a small reception where the clients are finding a lot of information to take away, and can read or write into our `Guest-Book`.
Than we have a corridor in which we have our 3 double bedrooms, one from it is called the `Family room` this because there is a smaller room on the inside of the room,
where we have put a Twin bed for children until de age of 12.
All the rooms are having a private bathroom with shower, WC, bidet & wash-stand, TV.
Two of the rooms are having double beds and one has two single beds.
And on top of the garage we have a terrace.
Doors and windows are all in aluminium and double glazed with mirror glass.
Terraces and steps are all in marble.

So we arrive by the second house:

Here we have 5 double rooms, from which two we are calling `Suites`, this because they are some bigger (32m2 & 34 m2) than the normal once, and are having a small fridge, saloon & hairdryer.

On the ground-level we have a normal double room and a suite, a big terrace with outstanding toilet & shower and a smaller terrace.
Than we have the machinery-room who contains the installations of the central heating, one installation for each house, and the installation from the solar energy (calculated for a capacity of 40 showers daily) the diesel tank from 1000l, 3 water tanks from 300l each.
Than we still have a storage room, an outside kitchen with old bread oven, the laundry-room with 2 laundry machines and a tumble dryer.

On the first floor we have another suite, 2 double bedrooms & a terrace.
This house is free from maintenance because it is finished on the inside as on the outside in stone, so no more painting, except the ceilings.

The garden is done with marble, so low on maintenance and contains 5 palm trees, 3 orange trees, one lemon tree & an plum tree, and a bamboo plant.
Behind the mean house we have the private pool who contains about 36.000 litre water, who is going on depth from 0,50 cm until 1,7 m and who is on his largest 4,3m and in length 9,5m.

The restoration from the two houses is complete, all new tubing for water, all new electricity and so on. Our B&B is working with the necessary licences from tourism, which means that we are working `Legal`.
We started our B&B in Mai 2001 only with the mean house so with 3 double rooms, and continuously we worked further to end now on 8 double rooms.
This is giving us a total capacity from 16 adults and 6 children.

The biggest part from our clients

is making reservations by the Internet, so we have already got clients from:

Argentina - Denmark - Austria - Italy - Ireland - Norway - Maldives - New-Zealand - Japan - all this can be checked out in

our obligated `Guest-book` in our B&B, where we have to write in every client, also we have book of complaints.

So this is about what our B&B contains and how it is.The price we are asking is 450.000,00

This price has to be divided in 3 parts:

Part one the houses - Part two the furniture - Part three the business included the VAT who can be recuperated.
About the figures we do not like to talk on the Internet, it is better when you are really interested, that you are coming over to see the B&B, and when you like it, and wanted to continue, than we are making an
appointment with our bookkeeper, this is his job.I hope that you can understand us, that we can not tell to everybody who is writing us an e-mail, telling us that he is interested to take over our B&B what our earnings are.

This is something we only discuss in the presence of our bookkeeper.
We from our side are continuing to give our service as usually and this until the day our business is sold.

In the price is everything included, we only are taking our personal belongings.

So which means that you only have to change the name on the licence and you are able to
start.

Another possibility is that you keep the mean house private, and rent out so the second house.
