How does condotel concepts work?

* Melbourne Residences, will operate like a hotel establishment.
* Units enrolled under the condotel program may also be used by the unit owners themselves on a limited basis, and subject to availability.
* Units that are enrolled under the rental pool will be manged by a professional condotel/hotel management group that will handle bookings, reservations and other hotel services.
* Unit owners ned not to worry about maintenance, housekeeping and other concerns common in conventional leasing.
* On the other hand, owners who do not choose to enroll their units may use their units either as a vacation home or as their first home.
* The Melbourne Residences will follow an estimated percentage sharing of 50% for the unit owners and 50% for the hotel/condotel operator.
* Unit owners may receive a monthly income based on the size of their unit regardless of whether the said unit was leased or not.
* The property manager will pool together its total income from rental operations and distribute this to unit owners according to the size of their units.
