Firstly, advertise your properties across the internet at sites like this one. If you need to pay then pay, if paying is optional - still pay. Reach as many customers as possible.
Contact potential customers professionally. Ask for phone numbers & call to make the relationship personal.
Many customers are planning to visit sometime & if you have a relationship with you they will visit your property. If they trust you then your almost guaranteed a sale.
Trust is everything in the real estate market. Send customers professional emails, brochures & always act like a big business with customer service when on the phone.
On the internet you can develop trust by giving free advice. Free advice shows you are an expert & that you are trustworthy because you are giving advice for free. This site you are on now is an excellent example where you can get involved & give free advice by writing an article & reach thousands of customers while developing trust. Start now by writing a few articles - youll soon get results. But give real expert advice - dont just promote yourself.

You want to sell a property, first you go to a successfula and reputable estate agent. Not neccessarily the most successful, they might be the biggest crooks. Check out their reputation for honesty with people they have dealt with.
Get them to do a proper Comparaitive Market Analysis showing what similar properies have sold for recently. Never mind what you paid for it nor what others are asking. The only criteria is what sales are actually taking place. That is reality, the rest is dreams.
You dont pay any motivation fee, listing fee or any other fee to your estate agent other than the agreed upon brokerage on completion of sale, which must be paid out of the proceeds by YOUR, (not their)lawyers.
Before you agree to let them market your property get an agreement of what they are going to do. Have it worded so that if they dont do what is agreed upon you can cancel immediately. One of the things they must agree to do is keep you informed. If they do not that must be grounds for cancellation.
Find professional people you can trust and listen to them You wouldnt take out your own appedix would you? Property marketing is just as difficult to do properly.

Totally agree on the no sale no fee basis. I work as an estate agent in France and the difference beetween 5 years ago and now is staggering. The estate agents I could find at the time gave me a set of keys and sent me off with a map to find the place. Now the market is saturated and trust is non existent amongst the french. It is very much a basis of first to get the signature wins and on non exclusive sales contracts its literally not worth the paper its printed on.
I moved to western france permanently in 2005 and found myself in the property market. After 30 years in finance in the UK its not such a change for me but not really what I thought I would do. However, I started my business in October 2007 and have sold 5 properties including land and lakes by sheer hard work both to french and english clients. At ONLY 47 IM NOT READY TO "MAKE JAM".
Good advice and speaking the language are paramount anywhere, again, hard work required.
