Tuscany and Umbria (just inside Umbria).

It is a rural location but the nearest village
(san Leo Bastia) is about 10 minutes drive.
Another village

(Mercatale di Cortona) is

about 30 minutes from the well known
Tuscan town of Cortona. The

small market
town of Umbertide is 20 minutes by car.
Perugia is about 35 minutes by car and
now has direct

flights from London and
Milan. The house is not overlooked and is
completely private although there are

houses close by.

At the moment it is a plot of land of 960
square metres with a ruined building that

attractive architectural features. We
have permission from the local authority to
move the position of the building

into the centre of the plot and to build a 2
bedroom, 2 bathroom property, making
use of the existing

features. The building
will be 140 square metres when finished.
The views from the plot are immense and

staggeringly beautiful. The architect who
has drawn up our plans is an award-
winning UK architect. She has

the view in her design. The bedrooms and
bathrooms have been planned for the
lower floor with the open

plan living areas
having huge windows on the upper floor
and having a large balcony/terrace. There
is also room

for a pool on the site.

The architect and her italian brother-in-
law are experienced project managers in

locality. You would know you would
be in safe hands with these two looking
after your project.

sent us this information
when she drew up the plans.

As you can see the exterior is traditional
and in

keeping with the language of the
existing building. The interior can be
taylored to suit the tastes and needs of

any purchaser. I have left the 1st floor
living areas as a single large and light
open plan space incorporating

living, diner, but it would be very simple to
install 2 internal partitions to create a
separate living,

dining and kitchen space. I
think that this would be a shame and
would detract from the element of
surprise. I do

think, however, that the
fantastic thing about this development is
the size of the window openings which is

unusual to find in these old houses and is
a real bonus.
